Water Drainage Solutions

Standing water near a foundation, a soggy patch that never dries, or a bed that turns to mud every winter — these are grade and flow problems, and they are better solved before they reach the structure. We look at where water arrives from, where it currently sits, and how to move it away through regrading, French drains, channel drains and downspout extensions.

Honest note on scope: some drainage problems involve complex hydrology, significant grade changes or work near foundations and retaining structures. Where that applies, the right answer may involve a drainage specialist or a civil engineer, and we will say so rather than take on work that needs input beyond our scope.

Water-Damage Landscape Restoration

After a wet winter, a failed downspout or a burst irrigation line, what is left behind is usually washed-out soil, dead turf and ruts where the water ran. We put the ground back — restoring levels, rebuilding the soil profile, re-establishing turf or beds, and correcting whatever caused the damage so it does not simply happen again next season.

Gutter Cleaning

Clogged gutters are the quiet cause of a lot of expensive damage — water backs up under the roofline, runs down the fascia, and pools at the foundation. We clear the gutters and downspouts, flush the runs to confirm water actually flows, and clear the debris away rather than leaving it piled below the ladder.

Roof Cleaning & Moss Removal

Moss holds moisture against roofing material, and in this climate it takes hold quickly on north-facing and shaded pitches. We remove moss growth, clear the debris that feeds it, and treat the roof surface to slow regrowth. Keeping it off is far cheaper than repairing what it does to shingles over several seasons.

Honest note on scope: we work on accessible, walkable roof surfaces using appropriate methods. Some roof conditions — steep pitches, fragile or ageing roofing, damaged flashing, or anything needing repair rather than cleaning — should be assessed by a licensed roofing professional. Where we see that, we will tell you and stop rather than work on a surface we should not be on.

Pressure Washing

Driveways, patios, walkways, siding and fences all collect a film of algae and grime through the wet season, and it makes even sound surfaces look neglected. We match the pressure and method to each material — higher pressure on concrete, much gentler treatment on wood, siding and any surface with a finish worth protecting.

Property care FAQ

Can you look after several rental properties on one plan?

Yes, and it is where a coordinated plan earns its keep. Property managers and landlords can put multiple addresses on a single schedule with one point of contact and one consolidated invoice. We build the task calendar per property, so a unit with heavy roof moss is not treated the same as one with none.

How often should gutters be cleaned around here?

Twice a year suits most Greater Seattle properties — once in late spring and again after the fall leaf drop. If you have mature conifers or big deciduous trees close to the roofline, twice may not be enough; those properties often need three cleanouts, or a mid-season check at minimum.

Is moss removal on a roof something you can always handle?

Not always, and we would rather say so than take the work. Easy-to-walk, sound roof surfaces we handle routinely. Steep pitches, fragile or aging roofing, broken flashing or anything that needs repair rather than cleaning should go to a licensed roofing professional. We will assess it and tell you honestly which category your roof falls into.

What if my drainage problem turns out to be complex?

Some drainage issues are straightforward grade and flow problems we can solve directly. Others involve significant hydrology, major grade change, or work close to foundations and retaining structures — and those genuinely need a drainage specialist or a civil engineer. If we get out there and your situation is the second kind, we will tell you rather than take on work that needs input beyond our scope.
